In this article we’ll briefly explain our job as project managers in Mallorca. The project stages once we’re in touch with the client who wants to refurbish their house, making a new house, are:
> 1º: Getting to know the client to know his wishes and needs to use them as a reference to carry on with the new project.
> 2º: Getting the right technician to realize the project to get the building permits.
> 3º: We make a detailed budget of all the needed works to execute the work with the desired results for the client.
> 4º: We give advice throughout the whole process, just as we alsofreely process the permits,licenses, waste contracts, etc..
> 5º: A specific contract is written specifying the price, terms and payment methods to ensure a written compromise in between the constructor and the client.
> 6º: The project begins with the supervision of the technicians in the building with weekly visits to plan the works and supervise them. Even though, our company technicians, alongside the project manager realize other daily supervisions on the building.
> 7º: In the whole building process we’re in constant touch with the client, in person if he’s in Mallorca orviaemail, skype… if he’s in another country, sendingupdates with pictures and consulting every suggested change during the job.
> 8º: Budgets creation about the changes made by the architect or the owner to give a record to the promoter about the project costs.
> 9º: Having all the necessary documentation about the risks prevention upgraded, just like following the rules about the project execution. All of it is to maintain the Promoterssecurity, which has a lot of juridical responsibility in this area himself.
> 10º: We take care of the project until it’s finished, until handing over the keys to the customer if it’s their wish.
We organize and control all the agents that work in the project, so they can correctly execute the works with the established price.

> 11º: We make construction certificates periodically where we reflect the project made with its arranged price.
> 12º: Project delivery. We make a final certification and a payment summary to make it easier for the customer to understand where the money went.
Maintenance. Once the project has been delivered, we’re in full disposition of the client to solve any problem or need that he could have on his building, solving the problem even if the client is not in the building.
Inside our project manager service in Mallorca we also carry outthe maintenance as long as the client asks us to.
