RENOVATION AND RESTORATION OF AN OLD TOWNHOUSE IN POLLENsA.


how it began .

 

the house.

A townhouse, over 120 years old in the historic old town of Pollensa.

the older elements.

In addition to the beautiful natural stone façade, which was in need of renovation, there were also some older elements in this house that needed to be refurbished.

the outdoor area.

Almost half of the plot was undeveloped and perfectly suited for a large sun terrace with pool.

Casa Sol.

The developers decided not only to renovate the townhouse with modern technologies and building standards, but also to give it a particularly friendly appearance using traditional style elements.

RESTAURation mastery.


We had the support of a very special partner for this project: José Luís Cobos. He is a renowned restorer who specializes in traditional Mallorcan architecture and the restoration and reconstruction of historic arches, columns, paving, cladding etc. He uses only natural materials.

 

IMPLEMENTATION.

 

THE CONSTRUCTION OF THE COLUMNS.

First, sketches were made and the corresponding molds and formwork were produced.

Technology.


The formwork was filled with the right material, which in this case looks like sandstone. However, this technology can also be used to replicate other materials like limestone or granite.

Onsite, José Luís Cobos assembled the cast column elements and then aged the whole thing by coloring and grinding it.

New column elements that look confusingly like antique columns and give the house its very special character.

 
 
 

THIS SPECIAL TECHNOLOGY WAS NOT ONLY USED FOR THE CONSTRUCTION OF NEW ELEMENTS, BUT ALSO FOR THE RESTORATION OF EXISTING, DAMAGED PARTS.

 
 

 

THE CONSTRUCTION OF THE ARCH.

Again, the starting point comprised several sketches with different types of arch passages.

First, the corresponding wall opening was created, which would later be completed with the arch elements.

The individual arch elements were cast in the workshop and then integrated into the wall construction on site.

Finally, the original look was recreated perfectly through coloring and appropriate treatment.

The pool is a solid concrete structure that was first impregnated and then carefully decorated by hand with small mosaic tiles.

A state-of-the-art designer outdoor shower forms an exciting contrast to the traditional natural stone façade.

A spacious sun terrace invites you to sunbathe at length, and then cool off in the swimming pool.

A dividing wall was built on the terrace. It also serves as a planter that runs the entire length of the outdoor area.
