A townhouse in need of major renovation, over 120 years old, at the foot of the famous Calvario mountain.

The house makes a strong impression with its terrace of over 50m2 with lots of light and views on three sides.

From the first and second floors, there are fantastic views of the former bullfighting training arena and the rooftops of Pollença.

 

the idea.

 

THE HEART OF THE HOUSE: THE POOL.

—

The centerpiece of the property is a 10-meter swimming pool on the terrace level. The house itself was to retain its rustic character,

 complemented by modern elements and materials. An open and light-flooded floor plan was just as much a part of the architectural concept as the consistent reduction to the materials natural stone, wood, concrete and metal.

 

the implementation.

  • Façade.

    —

    Elaborate reconstruction of the old natural stone façade and matching of the newly built façade parts using stone-cladding technology.

  • Sunshine.

    —

    The sunny location of the house and the large glass areas called for intensive insulation of the roof, far beyond standard requirements, as well as traditional shading by original Mayorcan "persianas" (shutters).

  • Lighting.

    —

    A specially made acrylic glass window, otherwise used only in aquariums, creates special views of the pool as well as natural lighting of the corridor.

  • Roof Beams.

    —

    The classic ceiling construction known from Spanish houses was rebuilt with old beams.

  • Heat pump.

    —

    A modern heating and cooling system with a heat pump ensures a pleasant indoor climate with low energy requirements all year round.

  • Stairs.

    —

    The cantilever staircase is both an eye-catcher and a room divider. It was not prefabricated and installed, but cast by hand onsite.

  • Basic structure.

    —

    To open up the interior spaces and give the floor plan the necessary look & feel of generosity, massive steel beams were inserted.

  • Steel.

    —

    Steel plays an important role throughout the house. Raw and untreated for sliding doors. Delicate and with safety glass for the entrance and patio doors. Lacquered in metallic look as edging for the patio windows and the entrance portal.

  • Concrete.

    —

    The pool and the cellar underneath are made completely of reinforced concrete. The terrace floor and the floors in the house are also made of concrete – untreated on the outside and finished on the inside.
